Marylebone is welcoming some exciting new arrivals at Concord London’s rare new development, Marylebone Square, in the heart of the village.
Following the completion of the area’s first entire, newly created city block for more than 50 years, independent coffee specialist, Special Guests, healthcare brand, Neko Health, Swiss brand, USM Modular Furniture, sustainable fashion brand, The Cirkel, as well as a brand-new restaurant concept, have been announced as the first of a series of carefully selected boutiques to feature in the new space.
Transforming the site of a former 1960s car park, Marylebone Square features 79 new homes, flexible purpose-built retail and a community hall in a prime location just off the celebrated High Street, alongside 100 public parking spaces all with EV charging points.
The 40,000sqft of mixed-use retail space will activate four streets in the village, bringing fresh spaces and faces to Marylebone’s highly popular street scene of independent and best-in-class retailers. In line with its sensitive approach to the development’s local context, Concord London’s selective retail strategy has led to it curating a scale and variety of retailers that complement and add to the electric nature of the village.
Introducing his first dedicated coffee bar in London, two-time UK Barista Championship Winner, Paul Ross, the owner of Special Guests, has opened a 650 sq ft unit on Ayrbrook Street. Established in 2022, Special Guests aims to push the boundaries of what’s possible within coffee and showcase the world’s best baristas and producers to deliver some of the highest scoring, competition-grade coffees. As well as serving unique, rare and interesting coffee from around the world, the store will also feature a Brew Bar, providing expertly guided tasting experiences of some of the most unusual and revered beans – some exclusive to Paul and Special Guests.
Meanwhile, following the resounding success of its clinic in Stockholm, Neko Health, a Swedish health-tech company, has expanded to open its first clinic in the UK this September in a 6,500 sq ft unit on Vincent Street. Co-founded in 2018 by Hjalmar Nilsonne and Daniel Ek, Neko Health offers an innovative body-scanning process followed by a doctor’s consultation, enabling the analysis of millions of health data points, including checks for skin cancers, fat and sugar levels, and other risk factors. This expansion adds a cutting-edge health service to Marylebone, enhancing the areas reputation for advanced medical care. The opening has been so successful that they now have over 35,000 people on their waiting list.
USM, the renowned Swiss modular design classic, will be opening its doors in early 2025 to its new retail space – allowing it to connect directly with its consumer customer base in the heart of London’s west end. Founded in 1885, USM provides world-class products with durability, versatility and timeless design in mind.
Sustainable fashion brand, The Cirkel, has opened its first exclusive long-term pop up at the development which showcases a selection of women’s fashionwear which is kind to your wallet and good for the planet.
Additionally, an exciting new restaurant will be launching this year. Bringing a brand-new culinary concept to Marylebone, the restaurant will celebrate the best of both worlds: seamlessly blending the richness of seasonal local British ingredients with the artistry of Japanese techniques. Full details will be revealed in due course.
Christopher Murray, managing director & co-founder, Concord London, said: “We are delighted to announce our latest retail offerings at Marylebone Square. After living and working in Marylebone for the past 30 years, I’m deeply committed to contributing to the local community and enhancing its future. These retailers are thoughtfully curated to complement, not compete with, the existing excellence of Marylebone’s retailers.”
Paul Ross, founder, Special Guests, said: “We’ve been searching for the perfect location for well over five years – one that reflects the ethos of our brand and passion for premium experiences. My philosophy has always been ‘leave experts to the experts’, where you
focus on the one thing you do well and do it exceptionally. This is very
much Marylebone’s vibe, with its collection of individual specialists, from cheesemongers to butchers. I think we’ll really complement what it’s already so well known and loved for and cannot wait to become part of the community.”
Hjalmar Nilsonne, CEO & co-founder, Neko, said: “We are excited to be part of this new development, and Concord London has been a great partner in helping us launch our first Neko Health Centre in London. Their support has been invaluable, and we look forward to welcoming our members to this new space and providing them with the care and services they deserve.”
Mirko Muller, CEO, USM, said: “Moving to Marylebone is a shift in strategy for USM, to align us directly with the high-end residential market. This new site provides excellent amenity space and is a blank canvas for us to tell the unique USM story to a fresh audience, raising the brand profile in one of the most exclusive parts of London that is home to our target customer.”
With over nine years of planning and construction, Marylebone Square completed at the end of 2023, transforming a previously empty and underutilized site (since the 1960s) into the first truly mixed-use development in Marylebone history. Concord is expected to announce further retail signings later this year.
