British Land has announced a major redevelopment of the Eastern Terrace at leading Edinburgh retail park, Fort Kinnaird, which will welcome an impressive line-up of new brands.
A host of exciting national names have already signed up to take space including premium beauty brand Rituals and greeting card firm Clintons, with a third high-profile brand to be announced shortly.
Alongside the newcomers, several established retailers are undertaking substantial refits, further elevating the retail experience for visitors. Existing retailer Specsavers has now unveiled its newly refurbished store, with Costa Coffee’s upgraded unit set to follow shortly. Both retailers will feature refreshed, contemporary shopfronts designed to enhance the visitor experience and complement the upgraded retail terrace. The reinvigorated terrace will provide over 20,000 sq ft of retail space, with stores ranging from 1,100 to 3,000 sq ft and suitable for a variety of retail formats.
The substantial investment into the transformation of the Eastern Terrace at Fort Kinnaird marks British Land and joint venture partner M&G’s ongoing commitment to providing experiences that bring retail, dining, and leisure together to provide dynamic destinations for visitors.
This announcement follows a successful year at Fort Kinnaird, during which the park secured nine new retail lettings totaling 36,200 sq ft, with an additional 37,000 sq ft currently under offer. Recent additions include European fashion powerhouse Mango, which launched a 5,600 sq ft store, global sportswear leader Adidas, now trading from an 11,000 sq ft unit, and family-focused crafts and stationery brand The Works, which opened a 1,755 sq ft outlet. This line-up will soon be joined by popular chicken chain Popeyes, which was recently announced.
A phased reopening of the redeveloped Eastern Terrace will commence in October 2025 with the works due to fully complete in Spring 2026.
Ross McCall, retail leasing & commercialisation director at British Land, said: “This next phase of investment highlights not only our continued commitment to providing exciting retail and leisure destinations for our customers, but also our commitment to the wider community that surrounds Fort Kinnaird. The park continues to be hugely popular with local people and visitors alike, but in order to maintain this success we must continue to innovate and provide new experiences that make people want to come back time after time.
“This announcement will act as the catalyst for the next phase of Fort Kinnaird, and we are excited to see how this vibrant new mix of retailers will develop the centre and set us up for future success.”
