Landsec, owner of one of the UK’s leading retail and hospitality portfolios, has signed performance footwear and apparel brand HOKA at Gunwharf Quays, marking the brand’s first-ever UK outlet pop-up store.
Opening last Friday (19 June), the new pop-up store will offer shoppers access to HOKA’s signature footwear and apparel at at least 30% off RRP, further strengthening Gunwharf Quays’ growing performance and lifestyle offer.
HOKA’s pop-up store joins a growing number of brands choosing to invest in Gunwharf Quays, as demand continues to concentrate in the UK’s strongest outlet destinations.
Earlier this year, Oliver Bonas expanded into a larger permanent unit after opening its first-ever outlet store at Gunwharf Quays in 2025, reflecting the strong performance of the concept and growing customer demand. Elsewhere, Mulberry and Citizen have extended their presence at the destination, while Tommy Hilfiger is expanding its offer with a new womenswear and childrenswear pop up concept. British lifestyle brand Piglet In Bed will also open its first UK outlet store next month.
These developments follow continued investment by Landsec across Gunwharf Quays, including plans to transform the waterfront into a world class al-fresco dining destination. Recent enhancements to The Avenues and in Marlborough Square have helped drive footfall growth of 5.7%, significantly ahead of the national benchmark, creating stronger trading conditions for brands and encouraging further investment through new stores, upsizes and longer-term commitments.
Founded in France in 2009, HOKA has built a strong international following through its premium running footwear and apparel, attracting a fast-growing customer base across both lifestyle and performance categories.
Pablo Sueiras, head of retail & hospitality leasing at Landsec, said: “HOKA choosing Gunwharf Quays for its first-ever UK outlet pop-up store is another strong signal of where brands want to invest today.
“The strongest brands are increasingly focusing on the strongest destinations, and we’re seeing that play out across Gunwharf Quays through new concepts, larger stores and longer-term commitments. Our continued investment in the destination is creating a cycle where more visitors attract more brands, and more brands attract even more visitors.”
Gunwharf Quays is home to more than 90 premium outlet stores alongside a curated mix of restaurants, bars and leisure attractions on Portsmouth’s waterfront.
