Over 215,000sq ft of new lettings continues Derbion’s evolving retail and leisure transformation

Over the past 12 months leading East Midlands retail and leisure destination, Derbion, announced 215,919sq ft of new lettings across the shopping centre welcoming a host of new brands.

In 2025, Derbion announced a 40,000sq ft letting to Primark who will relocate to the shopping centre in 2027, meanwhile international fashion brands Victoria’s Secret, Seasalt, Crew Clothing, and Luke 1977 all opened stores, helping to evolve its fashion line-up.

This year also saw the transformation of Derbion’s Eagle Market into a new community sports destination with Social Sports Society and Flo Skatepark investing a combined £1m into their respective 54,642sq ft and 20,828sq ft spaces, growing the shopping centre’s leisure offering.

Meanwhile, Wingstop has signed and will join Derbion’s vibrant F&B scene in early 2026. The success of Derbion’s F&B operators has seen occupiers invest a combined £2m over the past two years with Zizzi and Wagamama both undergoing new refits, whilst Chopstix re-opened following a significant investment in its space.

These new arrivals continue to grow Derbion’s footfall attracting more than 15m visitors over the past 12 months.

Alongside the new arrivals, Derbion also agreed 11 lease renewals, regears, refits, and relocations with popular occupiers including Footlocker, Moss, H Samuel, Pandora, and AllSaints.

This investment by Derbion’s retailers into new innovative store concepts highlights the shopping centre’s progressive leasing strategy that optimises the offer from its current retailers whilst attracting new brands.

The past year also saw Derbion become one of the first UK retail destinations to secure BREEAM In-Use Outstanding-rating in the management of an asset, reflecting the shopping centre’s commitment to carbon and energy reduction, health and wellbeing, transport and broader sustainability.

Meanwhile, the completion of Derbion’s multi-million pound Eastern Gateway development this year has helped transform this area of the city as well as create a new feature façade and urban garden for Derbion.

Michael Boundy, director of asset management at Derbion, said: “2025 has been a transformative year for Derbion with several key leasing transactions helping to evolve our occupier line-up. These new lettings and the investment by our existing occupiers into new spaces has required the support of the whole Derbion team who have ensured both new and current tenants continue to thrive.

“It has also been exciting to see so many brands select Derbion for either their first location or flagship store for the East Midlands. This highlights the demand we are seeing from occupiers across the retail, F&B, and leisure space in Derbion cementing our place as one of the leading visitor attractions in the region.”
