Holland & Barrett upsizes on Oxford Street, opening latest wellness destination on The Langham Estate

Holland & Barrett joined The Langham Estate at 146/148 Oxford Street on 20 December, relocating from 52 Oxford Street as part of its strategic expansion on the famous shopping thoroughfare.

The deal will take the 11.3-acre Estate’s total ground floor retail to 87.5% let, with a number of further deals in progress as demand for prime retail space in the West End continues.

Holland & Barrett’s relocation echoes the surge in demand among  wellbeing firms looking to join Fitzrovia, where The Langham Estate is located. With over 1 in 5 (21%) of the Estate’s occupiers now in the wellness sector, the area continues to establish itself as a health hub in the West End.

The 3,350sq ft store on the north side of Oxford Street – almost double the size of its current location – will see the health and wellness retailer expand its presence in the retail districts of Oxford Street and Regent Street following a search for a store that will offer greater footfall.

This latest opening is part of Holland & Barrett’s ongoing investment in its retail stores, revitalising its store experience – whether it’s through refits, relocations or opening new stores. H&B has invested c. £70 million in the transformation of its stores, technology and new product development including the opening and renovation of over 200 stores in the UK. Throughout FY24 and into FY25 H&B is investing in at least one store a day in a store refresh and refurbishment program across UK & Ireland.

The new more prominent location, served by eight underground lines including the Elizabeth Line, will bolster Holland & Barrett’s customer reach through enhanced connectivity in line with its strategy to increase its presence across one of the UK’s most iconic shopping destinations. The relocation will see the brand benefit from the area’s increased footfall as demand for health and well-being retail continues to grow.

Malcolm Cohen, director of leasing and marketing at The Langham Estate, said: “Over the years, consumer demands for Oxford Street and Fitzrovia have evolved, transforming the West End into a staple among shoppers’ regular retail destinations rather than exclusively for days out.

“As businesses establish their presence in the area, employees are increasingly looking to make the most of the location for health, wellbeing, and other errands, enjoying the balance of work and rest offered by the tranquillity of The Langham Estate. Retailers are also drawn to this blend of prime shopping and workplace hubs, maximising footfall throughout the week.
