Lone Design Club, the UK’s leading operator of short-term retail activations, has officially launched Revolving Spaces, a powerful B2B technology platform designed to help landlords unlock new revenue from underutilised assets across retail, mixed-use, and commercial portfolios.
Unlike traditional listing marketplaces, Revolving Spaces is a landlord-first commercialisation engine and lead generation tool, built to connect property owners directly with high-growth consumer brands in a seamless, automated way. It’s not a directory like Appear Here, but a fully branded, customisable platform that gives landlords full control over their portfolio including real-time data and demand visibility while offering brands streamlined access to commercial spaces. Bridging the expanding divide between landlords and brands, the platform enables hands-free activation of assets at scale, boosting operational efficiency without the need to increase staff.
For six years, Lone Design Club manually operated pop-ups across the UK, connecting more than 10,000 digital-first brands with landlords through a laborious and fragmented process. Every activation involved emails, spreadsheets, inconsistent workflows, and resource-heavy communications often leading to missed opportunities, idle space, and stretched internal teams. This experience exposed the broken nature of short-term leasing, a process defined by reactivity, last-minute negotiations, and a lack of dedicated infrastructure or funding. This often left landlords feeling it was too much operational effort and caused brands to struggle securing space with meaningful lead times. In response, Lone Design Club built Revolving Spaces: a purpose-built SaaS platform that automates lead gen, leasing, onboarding, payments, and brand engagement through a central, landlord-branded portal.
Designed by operators who understand the pain points, Revolving Spaces replaces outdated systems from unread inboxes to brochures and manual vetting with an intelligent, data-led workflow. Landlords gain access to a private digital platform that transforms rooftops, foyers, car parks, media zones, and other overlooked assets into scalable, on-demand revenue opportunities. Integrated messaging, automated bookings, and CRM functionality simplify brand interactions, while real-time performance analytics offer insights into sales, footfall, and engagement. The result: up to 30% revenue uplift in Year 1, 50% faster vacancy turnaround, and 45% less admin burden.
The platform was initially piloted by Landsec, the UK’s largest listed property company, at St David’s Cardiff, under the leadership of then head of asset management Nicholas Porter, who has since joined Lone Design Club as strategic advisor.
“Revolving Spaces enhances landlords’ operational efficiency, enabling them to attract a diverse mix of brands creating a dynamic “revolving door” of relevant, rent-paying tenants that often exceed ERV. Managed via the platform, this boosts income, supports valuation growth, and supplies landlords with valuable R&D insights that pinpoint the next high-growth brands and unlocks further opportunities for store openings, pop-ups, brand activations, and media spend. I look forward to helping Lone Design Club build momentum as a leading proptech innovator in retail and entertainment real estate.” Nicholas Porter, newly appointed advisor to Lone Design Club.
The official tech launch follows an oversubscribed funding round, surpassing the company’s initial £500,000 target, a strong endorsement of Lone Design Club’s platform-led strategy. To support growth, two senior appointments have been announced: Barnaby Oswald, founder of Local Data Company (sold to Green Street), joins as Board Chairman. Sean Salloux, a multiple exit entrepreneur, joins as Strategic Tech Advisor. Following the successful MVP, Revolving Spaces is now rolling out across major landlord portfolios, including Ingka Centres (IKEA’s real estate arm), Hammerson, and Value Retail, with multiple launches scheduled throughout Summer 2025.
Fully customisable and easy to deploy, Revolving Spaces integrates directly into existing landlord websites or operates as a standalone branded portal. It combines CRM functionality, instant payments, booking automation, dynamic listings, and marketing tools enabling landlords to centralise demand, manage brand relationships, and build an owned pipeline of high-quality tenants. Built-in analytics help drive smarter leasing decisions and long-term asset optimisation.
“Landlords today need smarter ways to unlock revenue without adding pressure to stretched teams. Revolving Spaces is the digital engine powering that shift. Built from the ground up by operators, it automates the messy, manual work of short-term leasing and connects landlords directly with a pipeline of 10,000+ ready-to-go brands. We’re not just simplifying the process we’re changing the model. This is about future-proofing portfolios, filling space faster, and reshaping how retail and real estate work together.” Rebecca Morter, CEO & Founder, Lone Design Club
Revolving Spaces is currently onboarding new landlord partners and offering early-access demos for press, investors, and real estate leaders.
