Lambert Smith Hampton (LSH) and Sworder Belcher Holt (SBH), working collaboratively with Indurent, a leading developer, owner and operator of industrial and logistics space across the UK, have completed a significant transaction of a c.300,000 sq ft unit at Indurent Park Burton, facilitating Waterstones’ expansion plans and long-term commitment to Burton upon Trent.
The letting reinforces Burton upon Trent’s position as a key logistics location, with Indurent Park Burton, a newly developed industrial and logistics park developed and owned by Indurent, continuing to attract established occupiers seeking modern, well-connected industrial space.
Waterstones has been based in Burton for almost two decades and will relocate to the new facility, just a short distance from its existing distribution centre. The move will enable the business to increase capacity, strengthen its supply chain and support continued expansion across its bookshops, online business and product ranges.
Known as B295, the unit sits on a 14.7-acre site and has been designed to accommodate a range of manufacturing, storage and distribution requirements. The scheme benefits from excellent connectivity to Birmingham and the wider motorway network.
The unit incorporates the highest sustainability standards, with PV panels covering approximately 10% of roof cover and scope to increase this to 100%, alongside an EPC rating of A (21) and a BREEAM ‘Excellent’ certification. This reflects Indurent’s wider commitment to providing modern, energy-efficient industrial and logistics space in strategically located UK distribution markets.
