Waterstones secures new c.300,000sq ft distribution centre at Indurent Park Burton

Lambert Smith Hampton (LSH) and Sworder Belcher Holt (SBH), working collaboratively with Indurent, a leading developer, owner and operator of industrial and logistics space across the UK, have completed a significant transaction of a c.300,000 sq ft unit at Indurent Park Burton, facilitating Waterstones’ expansion plans and long-term commitment to Burton upon Trent.
The letting reinforces Burton upon Trent’s position as a key logistics location, with Indurent Park Burton, a newly developed industrial and logistics park developed and owned by Indurent, continuing to attract established occupiers seeking modern, well-connected industrial space.
Waterstones has been based in Burton for almost two decades and will relocate to the new facility, just a short distance from its existing distribution centre. The move will enable the business to increase capacity, strengthen its supply chain and support continued expansion across its bookshops, online business and product ranges.
Known as B295, the unit sits on a 14.7-acre site and has been designed to accommodate a range of manufacturing, storage and distribution requirements. The scheme benefits from excellent connectivity to Birmingham and the wider motorway network.
The unit incorporates the highest sustainability standards, with PV panels covering approximately 10% of roof cover and scope to increase this to 100%, alongside an EPC rating of A (21) and a BREEAM ‘Excellent’ certification. This reflects Indurent’s wider commitment to providing modern, energy-efficient industrial and logistics space in strategically located UK distribution markets.
David Marsh, head of property at Waterstones, commented: “This investment marks an important milestone in Waterstones’ continued growth and reflects our long-term commitment to Burton, which has been at the heart of our distribution operations for almost two decades. The new facility will provide the additional capacity and flexibility we need to support the ongoing expansion of our bookshop network, online business and product ranges. By remaining in Burton and investing in a modern, purpose-designed distribution centre, we are creating a strong platform for future growth while enhancing our service capabilities for customers and colleagues alike.”
Richard Meering, director at Lambert Smith Hampton, said: “We are delighted to have completed this very noteworthy transaction which allows Waterstones to continue their growth plans in Burton and provides a significant further endorsement to Indurent Park Burton as a leading distribution and industrial park within the region on the popular A38 corridor.”
George Goldsmith, senior asset manager at Indurent, commented: “Waterstones’ decision to invest in a new distribution centre at Indurent Park Burton reflects the continued demand from established occupiers for high-quality, strategically located logistics space. Businesses are increasingly looking for facilities that can support long-term growth while offering the connectivity and flexibility needed to future-proof their operations.”
Waterstones intends to operate both its existing and new facilities in parallel during the transition period, ensuring uninterrupted service for customers and colleagues.
