Estama secures TK Maxx as new anchor tenant in major milestone for Kingdom Shopping Centre

Kingdom Shopping CentreProperty and asset manager Estama has secured TK Maxx as the new anchor tenant at Kingdom Shopping Centre in Glenrothes, marking a major step forward in the centre’s long-term transformation.

Contracts have now been exchanged for TK Maxx to occupy a new 29,000 sq ft store, created from the subdivision and reconfiguration of the former Dunnes Stores department store.
The deal represents a significant asset management success for Estama, which has negotiated the surrender of the long lease on the former Dunnes unit, vacant since 2018, allowing the company to take control of one of the shopping centre’s most prominent spaces and unlock a key element of its wider asset strategy.
As part of the redevelopment, the former department store will be reconfigured to create the new TK Maxx alongside additional units, helping to strengthen the centre’s retail offer, increase footfall and attract shoppers from a wider catchment.
The project has been made possible through the proactive investment and support of Estama’s client and landlord of the Kingdom Shopping Centre, Focus Fund, whose commitment has enabled the comprehensive redevelopment of the space.
Alex Butler, Senior Asset Manager at Estama, said: “Securing a retailer of TK Maxx’s calibre is a significant milestone for Kingdom Shopping Centre and an excellent example of proactive asset management delivering tangible results.
“The former Dunnes unit had remained unoccupied since 2018 under a long leasehold arrangement, limiting the opportunities to bring it back into productive use.
“By successfully negotiating the surrender of that lease we have been able to take control of the space, completely rethink its future and secure a nationally recognised retailer that will act as a major draw for the centre.
“This is a transformational deal which reinforces Kingdom Shopping Centre’s position at the heart of Glenrothes’ retail offer.
“Reanchoring the scheme with TK Maxx is expected to increase visitor numbers, strengthen retailer confidence and create further opportunities as we deliver the next phase of our strategy.
“It is also a reflection of the confidence shown by our client, Focus Fund, whose willingness to invest in the redevelopment has been instrumental in making this possible,” he added.
The letting continues Estama’s active approach to asset management, identifying opportunities to reposition retail destinations through strategic investment, occupier engagement and targeted redevelopment.
The arrival of TK Maxx is expected to act as a catalyst for further leasing activity within the shopping centre as the newly created additional retail units are brought to market.
